Lease Terms

  • Five-year initial term with two-five year options
  • No percentage rent or radius restrictions

Shell Condition and Tenant Improvements

  • 200 AMP 120/208V, three (3) phase four wire (4W) electrical service and panel distributed with one four-plex outlet whip per workstation (each on separate 20 amp circuits) and 10 duplex outlets per tenant approved plans.
  • HVAC system complete, to code and ready for use, minimum 5 tons.
  • Bathroom(s) to code, including disability codes, and 3’ x 7’ solid flush door(s) ready for paint, all ready for use and placed per tenant approved plans.
  • 2' x 4' drop in ceiling installed at 9’ 6” from floor finish in the rear ±85% of the space and a lowered, sheet-rocked ceiling in the front ±15% of the space per tenant approved plans. Ceiling tiles to be run 2’ wide by 4’ long; front to back.
  • All walls sheet-rocked, taped, sanded and ready for paint.
  • All service tap fees, impact fees, meter fees, and development fees paid by the landlord.
  • Stub plumbing, wiring, including 220 outlet, and ventilating for washer and dryer.
  • Stub plumbing for two tenant supplied shampoo sinks per tenant’s plans.
  • Stub plumbing and install landlord supplied floor mounted utility sink, including water and drain connection per tenant’s plans.
  • 18. 50 gallon gas, or 55 gallon electric hot water heater installed ready for use.
